CHFA Income Limits by County, Effective June 15, 2026
Colorado is the state where people most often check the wrong column. CHFA runs three different income tests, and which one applies depends on the program, not the county. Here is the whole table and how to read it.
The short answer
For most CHFA programs the qualifying income limit is $178,920, and it is the same in every county and for every household size. CHFA FirstStep and FirstGeneration are different: they use county brackets that run from $127,800 to $153,600 for a one or two person household. The Very Low Income Program is lower again. These figures took effect on June 15, 2026.

Every other CHFA program (SmartStep, SectionEight, Preferred, Colorado HFA1, HomeAccess, Schools To Home) uses one statewide qualifying income limit of $178,920, regardless of county or household size.
Three tests, and how to tell which is yours
Start with the program, not the county. If you are using SmartStep, SectionEight, Preferred, Colorado HFA1, HomeAccess or Schools To Home, your limit is $178,920 and you can stop reading the table. If you are using FirstStep or FirstGeneration, find your county in the table and read the one or two person column or the three or more column. If you are using the Very Low Income Program, your limit is the lowest figure in your county's row and it is a long way below the others. Those are genuinely different numbers for the same buyer, so the program choice moves your eligibility more than anything else here.
Targeted areas raise the FirstStep limit
FirstStep and FirstGeneration publish a second pair of columns for targeted areas. In the Denver and Adams county rows, for example, the non targeted figures are $144,000 and $165,600, and the targeted figures are $172,800 and $201,600. That is a $28,800 difference on the same program for the same household, decided purely by where the property sits. Whether an address is in a targeted area is a property level question, so ask us to check the specific address rather than assuming from the city.
Weld county is the FirstStep outlier
Weld carries the highest FirstStep non targeted limits in Colorado at $153,600 and $179,200, above Denver, Boulder and Adams. Alamosa and a group of other counties sit just below at $153,360, which is close enough to Weld's figure that it is easy to misread one for the other. They are two different numbers in CHFA's own sheet, not a typo.
The price limit can bind before the income limit does
CHFA publishes a purchase price limit alongside each income limit, and in the lower priced counties it is the one that stops a deal. The floor is $566,350 and the ceiling is $832,750, with nine distinct values in between. A buyer who clears the income test can still fail the price test, so check both before you write an offer.
Common questions
What is the income limit for CHFA in Colorado?
For most CHFA programs it is $178,920, and that figure is the same in every county and for every household size. CHFA FirstStep and FirstGeneration instead use county brackets, which run from $127,800 to $153,600 for a one or two person household. The Very Low Income Program is lower again, from $48,700 to $75,000 by county. These limits took effect on June 15, 2026.
Why do I see two different CHFA income limits for my county?
Because CHFA runs more than one income test and the program decides which applies. The statewide $178,920 figure covers SmartStep, SectionEight, Preferred, Colorado HFA1, HomeAccess and Schools To Home. FirstStep and FirstGeneration use the county brackets. The Very Low Income Program uses its own lower figure.
Which Colorado county has the highest CHFA FirstStep income limit?
Weld county, at $153,600 for a one or two person household and $179,200 for three or more. That is higher than Denver, Boulder and Adams.
Does a targeted area change my CHFA income limit?
It can, on FirstStep and FirstGeneration. In Denver and Adams county the non targeted figures are $144,000 and $165,600 while the targeted figures are $172,800 and $201,600. Whether a specific address is in a targeted area is a property level question, so it has to be checked on the address.
Is there a purchase price limit on CHFA loans as well?
Yes. CHFA publishes a purchase price limit by county alongside the income limits, from $566,350 up to $832,750. In lower priced counties the price limit is often the one that binds first, so check both.
